BIM/3D Modeling

FormWork facilitates the implementation of BIM Coordination in projects. In short, BIM is the process of coordinating 3D models within an architectural design model. BIM allows for visibility of trade conflicts in 3D before they become an issue in the field. Trades that are typically coordinated include Mechanical, Electrical, Plumbing, Fire Protection, Concrete and Structural Steel.

  • Example #1 - 3D Modeling Subject: Commercial Project - 3D Modeling - Plumbing Description: Looking to receive bids for the 3D modeling of the attached plumbing plans. Autodesk Revit is the preferred software for this work. The model will be incorporated into BIM Coordination for a project. LOD 350 is required, and the model will need to get updated pending clashes with other trades. Revit models of the other trades and the Merged Model will be provided for this work.

  • Example #2 - BIM Coordination Subject: 4-Story Residential Building - BIM Coordination Description: A BIM Coordinator is needed to carry out clash detection and create viewpoints of issues for our weekly BIM Coordination meetings. Attendance in BIM Coordination meetings is required. We will be modeling the following trades in LOD 300: Mechanical, Electrical, Plumbing & Fire Protection. Refer to the architectural Revit model attached for reference. The budget for this role is $2,000/month, and we project completion within 3 months.

Shop Drawings

Shop Drawings is the term used for Construction Drawings prepared by trades for their respective scope of work. Shop Drawings take into consideration contract plans, specifications book and include details on constructability of the work.

  • Example #1 - Shop Drawings Subject: 6-Story Residential Project - Shop Drawings - Mechanical Description: Refer to the Mechanical Plans attached. Please submit a bid for the production of shop drawings on AutoCAD. Standards and legends will be provided to the selected bidder. Please send a message if you would like to see the specification or need any additional information for your bid.

Renderings & Stamped Drawings

Stamped Drawings refers to design drawings that need the stamp of a licensed professional in order to be issued for permitting approval through the corresponding government office that approves building permitting.

  • Example #1 - Stamped Plans for Patio Addition Subject: Patio Addition - Stamped Architectural Plans - Texas Description: See photos and dimensions of my backyard. Physical Site Visit is not required, but it can be facilitated if desired. I'd like to add stamped concrete and a Pergola on the side of the yard as shown in the sketch attached. Looking for a licensed architect in Texas to produce stamped plans for this addition to my home. I'd also like to see a rendering of the design to ensure it meets my expectation.

Quantity Takeoffs refers to the surveying of material quantities in a project. This process tends to be time-consuming but it is essential and critical to accurately estimate construction projects.
